For Auckland planners

Drafting for Auckland Unitary Plan work.

Dendra drafts pre-assessments, s92 responses and AEE sections for Auckland sites. Each draft is grounded in the Auckland Unitary Plan text and the council's public map layers for the site, and says plainly what it could not confirm.

  • Unitary Plan chapters, overlays, Auckland-wide rules, zones and precincts from the council's chapter documents
  • Plan Change 120 hazard provisions with legal effect, brought in with the rules they amend
  • Site lookups against Auckland Council's public zone, overlay, control, precinct and hazard layers

What is covered

Exactly what Dendra holds for Auckland, and what it does not.

  • Unitary Plan text

The regional policy statement (B), C1, the D overlays, the E Auckland-wide chapters, G1, the H zones, the I precincts and the J definitions, taken from Auckland Council's chapter documents. Activity tables are read row by row, so a status stated in a draft must match the table.

  • Plan Change 120

The PC 120 natural hazard provisions with immediate legal effect are held as their own records and travel with the operative provisions they amend. At a hazard site, the draft gives the activity status under both the operative rule and PC 120, to be confirmed.

  • Site lookups

Dendra finds the LINZ parcel for the address, then reads Auckland Council's public layers over it: zone, overlays, controls such as height and subdivision variation, precincts, flood plains, overland flow paths, coastal inundation and the council's PC 120 property summary. A layer that does not load is reported as unknown, for you to check.

  • Not held yet

Chapter F (coastal), Chapter K designations, the Chapter L schedules (heritage, notable trees and special character statements), Chapter M appendices, precinct appendix documents and PC 120 text without legal effect. Where a draft relies on these, it marks the point for you to check.

  • What stays with you

Dendra prepares drafts; a qualified planner must check every one. It never emails the council or your client and does not lodge applications. How the planner stays in control

  • What it drafts

Pre-assessments, s92 and other council responses, options memos, AEE sections and cover letters, each as a Google Doc. AEE drafting

Questions

What planners ask us.

Does Dendra cover Auckland's Plan Change 120?

Dendra holds the PC 120 natural hazard provisions that have immediate legal effect and brings them in with the operative provisions they amend. PC 120 text without legal effect is not held yet.

Does Dendra hold the heritage and special character schedules?

Not yet. The Chapter L schedules, including heritage, notable trees and special character statements, are not in Dendra's library. Drafts mark these points for you to check.

How does Dendra find the zone and overlays for an Auckland site?

It finds the LINZ parcel for the address and reads Auckland Council's public GIS layers over that parcel. If the address cannot be matched to a parcel, or a layer fails to load, the draft says so instead of guessing.

Does Dendra send anything to Auckland Council?

No. Dendra only replies to your firm's own planners. Your planner decides what is sent to the council and when.
